As an owner at Roffé Paraíso we want to make sure that your time here is focused on family, friends and everything a vacation should be. We efficiently manage every aspect of your investment, including calendar, property maintenance and management, concierge services and rental income generation, so you may completely enjoy the many experiences that await you.

As an owner you will also have complete access to our sports, exercise and spa facilities, privileges to a private golf course and certain dining establishments, and use of on-site alternative energy vehicles. There’s flexibility in the type of ownership you end up chosing. You will also have the ability to either trade homes amongst our worldwide network or rent out yours for profit.

FREQUENTLY ASKED QUESTIONS
Q: What is the main difference between Timeshare and Fractional Ownership?
A: Fractionals are usually more luxurious than timeshares. Timeshares are only allocated by week/s use, whereas in Fractional Ownership, you own the asset and can do many things with that fraction. It can be sold, put in trust, left in a will, or rented out for profit. You also build equity with your investment, where it will increase in value over time.

Q: In what periods can I book my month/s?
A: These weeks are allocated to the owners of the shares on an equitable basis and rotate annually to ensure that popular holiday and school break dates are accessible to every one of our the owners. Your apartment is split with 50% of your time allocation each year in the "high season" of December until the end of May and the remaining 50% between June and November, so you can plan your vacation to fit exactly with your holiday requirements. We will review this plan in greater detail with every interested buyer.

Q: What are the benefits of fractional ownership?
A: You only purchase what you intend to use - The concept allows an individual or a business to purchase shareholding ownership and usage time of the asset; your motivation might be to purchase shares purely for investment, or for the benefit to use, or some sort of combination of the two. Regardless of how much of a fraction you decide to own, your investment will increase in value much like a house or condo would in the U.S.

Q: What type of activities or privileges does my ownership provide?

Q: Will I be able to exchange my fractional ownership time with other properties?
A: Yes, as an owner at Roffé Paraíso you will become part of an exchange network that has thousands of homes to offer almost anywhere in the world.

Q: What are the service and maintenance costs and how are they charged?
A: Because Roffé Paraíso property focuses on energy conservation, you will realize maintenance fees that are 20 to 35% lower than comparable projects. These maintenance and service fees will cover everything from common area maintenance, administration, buildings and contents insurance, villa/home upkeep, electric, water, concierge services, broadband internet, cable TV, shuttle service, airport transfers and much more. These charges are shared between the owners of each home, combining as a collective to the entire property.

Q: Won’t I be paying more for my initial investment and eventual maintenance fees, when a project like this is deemed a “sustainable” or “eco-friendly” project?
A: No. In fact just the opposite. Energy costs are 2 to 3 times more expensive in Mexico, compared to the US or Canada. Therefore by using less energy or creating our own, you will actually be realizing a net savings with this type of an investment.

Q: What is the ownership lease period?
A: The way our collective ownership is structured, you own your shares for life, or longer, should you decide to will it to someone else upon death. It can be kept in a family for generations.

Q: How is a Fractional Ownership purchase structured?
A: You become a co-owner (shareholder) of the property. As an owner you have a deeded interest in the property, one that can be sold like any conventional real estate.

Q: Can I finance my fractional ownership purchase?
A: There are many financing options for prospective buyers. There are lenders that will create mortgages on fractional shares and will typically lend up to 60% of the value of your share. The loan is in the name of the legal entity owning the property. Roffé Paraíso will be providing discounts to cash buyers.
